BUT FIRST.....There is a much larger conversation that needs to be had before the listing price is set, and there are several strategies for determining that number. You need a realtor who will sit down with you, go over all the possible scenarios, and lay out a strategy for getting what you need. And the earlier, the better. I prefer that you don't wait until you feel you are totally ready to sell and that you start the conversation with me, your realtor, when you are considering a sale.
